  • What is an “Attefalls” house?

    An Attefalls house is a smaller independent building that may not exceed 30 square meters in size, 4 meters in height and does not need a building permit.

    Attefallshus can be divided into a couple of different house types consisting of an accessory building or an accessory dwelling. They may seem similar but differ in some areas of use. 

    Therefore, you need to decide during the idea stage how to use your Attefallshus.

    Accessory buildings include, for example, garages, greenhouses, guest houses, storage rooms, pool houses, etc. and accessory dwellings are houses that may be used to live in, such as either holiday homes or permanent residence.

    An Attefallshus must be built on a lot where there is an existing one- or two-dwelling house.

  • How does the process work?

    1.Capture the idea of your dream house!

    Be inspired by pictures from our website and visit our various demo houses. Then we will start a personal dialogue to create an understanding of your expectations, budget and schedule as well as which models are most interesting and what your house should be used for. Here we also discuss the conditions that apply to the lot itself.

    2. The creation of your dream house begins.

    With the help of the information we collected from you, the creation of the house will now begin. This is done with the help of our online building service on the website and together with our partners.

    3. Write a contract

    After approval of the house drawings/plans and quote, a contract will be written. In a turnkey procedure, an agreement is sufficient as contract. A contact person who will help you through this entire process is appointed who also helps with the planning and development of a schedule that includes all parties. In this step, an application for construction registration will be prepared and sent in for approval by the municipality.

    A more complete package of documentation, in addition to the application documents, is also created to be handed in at the final inspection. This package includes:

    • Construction drawings/plans
    • Energy declaration
    • Plumbing drawing
    • Electric plan
    • Environmental classification document
    • Warranty and description of liability

    4. Delivery

    At the delivery stage, an order for production of the house is first sent to us. The groundwork is then carried out before the house is delivered. The schedule will also be checked and followed up on upon delivery.

    5. Final inspection and occupancy

    After approval by the municipality, a final inspection takes place together with you as a customer. Then we hand over all documentation and wish you a pleasant stay in your new house!

  • Can I rent out my house?

    Yes, you can, however the house needs to be classified as an accessory dwelling for you to be able to rent it out all year round as permanent residence.

  • Do I have to pay income tax if I rent out my house?

    Yes, you may have to pay tax when you rent out your house, partially depending on the amount of rent you charge your tenant with. The rules and regulations in brief are the following:

    • You may have to pay tax if you rent out your private home for more than SEK 40,000 in one year.
    • You can make a standard deduction of SEK 40,000.
    • For minor houses, you can deduct 20% of the annual income.
    • The tax is 30 percent of the surplus.
    • There are different rules for minor houses, condominiums and tenancies.

  • What do I as a customer need to do?

    Together with our partners, we strive to make this entire process as simple as possible for you. With the help of our build online tool on the website, our demo houses close to Arlanda and at our factory in Rosersberg, you can choose exactly what you want. We will then make sure that you get the documentation that the municipalities expect when applying. We are there throughout the application process to coordinate the groundwork and delivery. We are with you all the way until the municipality gives its final decision and you can start moving into your house.

  • What is a Friggebod?

    A Friggebod or shed is a building permit-free independent accessory building that may not exceed 15 square meters in size and 3 meters in height.

    A shed must be built on a lot where there is an existing one- or two-dwelling house.

  • Do I need a building permit for an Attefallshus?

    No building permit is required to build an Attefallshus, but in most cases a notification to the Swedish National Board of Housing, Building and Planning is required. If the Attefallshus is to be used as an accessory dwelling, a notification is always required. A starting clearance is required to start construction and a final clearance is required to take the building into use.

  • What is included in the price?

    You choose what is included in the price with the help of our build online tool on the website. There you can put together your own house and choose the house model, roof model, floor plan, kitchen, bathroom, surface layer outside and inside, color choice etc. to adapt the house to your wishes. Through this tool, the house is created according to your preferences and delivered complete and ready for use.

  • Do I have to pay VAT if I rent out my house?

    You may need to register for and pay VAT if you rent out your furnished house to different tenants in a way that is similar to hotel operations.

    If you answer yes to the questions below, you are conducting taxable financial activities, therefore you need to pay VAT on your income from the rental.

    • Do you rent out your furnished house in your own name, i.e. with yourself as a landlord?
    • Is the house located in Sweden?
    • Do you rent out the house for more than 112 days in a year?
    • Do you rent out the house to different tenants during the year, and for a maximum of four months to each tenant?
    • Do you market your rental at a daily or weekly price, or do you offer services such as cleaning, change of bed linen and other guest service?
    • Have you taken out, or do you intend to take out, more than SEK 50,000 excluding VAT in rent (SEK 56,000 including VAT) during the tax year?
  • What requirements and building regulations do I need to comply with?

    An Attefalls house must, among other things, follow the National Board of Housing, Building and Planning's building regulations, BBR and the National Board of Housing, Building and Planning's construction rules, EKS. The rules are different depending on what an Attefalls house is to be used for. An Attefalls house that is to be used for permanent residence must have all the required housing, for example spaces for cooking, personal hygiene and storage. Attefalls houses that are to be used for permanent residence must also be accessible and useful for people with reduced mobility or orientation. For Attefalls houses, which is to be used as a holiday home, there are certain exceptions to the above requirements.

  • What is not included in the price?

    The costs that are added are the groundwork and the extraction of water, sewage and electricity. This is provided by our partners who are located close to you. Other fees that may be added are those that the Building Board charges. They charge fees for decisions on start clearance and final clearance, for technical consultations, final consultations, workplace visits and other inspection visits to the construction site.

  • Do I need a building permit for Friggebod?

    No building permit is required to build a Friggebod. Nor is a building permit needed to add to an existing Friggebod, provided that all the requirements that apply to the Friggebod are met. No notification is required either.

  • Where can an Attefallshus or Friggebod be placed?

    Attefallshus or Friggebod may be built on a lot where there is an existing one- or two-dwelling house, in the immediate vicinity of the house. It is not explicitly stated in the planning and building legislation or its preparatory work how the concept of "immediate vicinity" is to be interpreted, therefore an assessment is made in each individual case regarding the location.

    An Attefallshus or Friggebod must be located at least 4.5 meters from the site boundary. The distance of 4.5 meters applies regardless of whether the building, or any part of the building, is above or below ground. However, it is possible to place an Attefallshus closer than 4.5 meters to the site boundary if the affected neighbors allow it. 

  • How long does the process take from order to delivery?

    We build our business on mass-produced modular houses, which means that we have a lead time from order to delivery of only about 4 weeks. What is most decisive for the total delivery time is the process of deciding on the model, application to the municipality, approval of the building application, start and end notice and groundwork. When this is ready, we will then deliver the house ready for use with partners ready to connect water, sewage and electricity.

  • Are the houses adapted for living all year round?

    With our patented technology, the 15 cm thick walls, ceilings and floors in our modular houses correspond to the 30-35 cm thick insulated walls in traditional wooden constructions with mineral wool insulation. This level of insulation is a requirement from the authorities to be able to use the house for living, through our corresponding technology, our houses are therefore very suitable to live in all year round.

  • Can I build more than one Attefallshus or Friggebod on my lot?

    It is permitted to build several Attefallshus or Friggebod on the lot, however, the total size of them may not exceed 30 square meters if building Attefallshus and a maximum of 15 square meters if building Friggebod.

  • Where can I not place an Attefallshus or Friggebod?

    In some places, in particularly valuable areas, either a building permit is required or no Attefallshus may be built. Examples of this can be areas that are of national interest for the national defense, airports or firing range. Contact the building committee in your municipality if you are unsure about what applies in your area.

  • How are the houses delivered?

    The houses are delivered turnkey, if that is the choice you have made. If you want other alternatives inside, you can also have the house delivered in a so-called environmental shell, and then together with our partners adapt what you want inside on site.

    Regardless of the type of house, our partner will ensure that the groundwork, plumbing and electricity are ready and connect this in connection with the house being lifted into place.

  • How are the houses heated?

    The heating options that can be chosen on our website when you "build" your house is:

    •  Air / air heat pump
    • Electric radiators
    • When choosing to achieve “passive house” criteria, a separate air heating and recycling solution (HRV) is needed. As this depends on climate boundaries, this is developed in dialogue with our engineers.
    • For WC / Shower, the solution is electrically powered by underfloor heating.
  • Is it allowed to live all year round in a Friggebod?

    A Friggebod is a complementary accessory building. An accessory building means for example a garage, storage room, guest house, greenhouse, sauna or boathouse. An accessory building must always be a complement to the residential building. A Friggebod can’t be used as an independent home, partly because it has too small an area to meet the technical property requirements and partly because in that case it can no longer be seen as only a complement to the residential building.

  • Can you live in an Attefallshus all year round?

    Unlike the Friggebod, an Attefallshus can be used as an independent home. An Attefallshus is an accessory dwelling building that may be used to live in, such as either a holiday home or permanent residence. However, if the Attefallshus is to be counted as an accessory dwelling, the building must meet the same requirements as an ordinary residential building.

  • Is it possible to make changes to the floor plan?

    In order to be able to maintain the price level we offer, the high quality level and our low degree of environmental impact, our houses are mass-produced in our factory where much of the assembly also takes place. This means that we work with a number of ready-made floor plans. We have carried out market research and then developed a range of house models and floor plans that are optimally planned and should suit most preferences.

    The alternative is also to procure the house in an "environmental shell" and then together with our partner adapt the interior to your specific wishes.

  • Is it possible to make changes to the interior?

    Our turnkey options include kitchen, bathroom, surface for floors, walls and ceilings. There are different alternatives available for you to choose from to suit your needs and wishes.
